good credit without verifiable income

I have an 18 year old tenant that has been paying on time since he started renting from me (just 4 months ago). I told him about a house i am flipping and he wants to buy it. His credit score is 710. But he has no income- works construction and his paid under the table. Any ideas how I can make this work?

It's important to remember that income does not figure into your credit score. Think of a credit score this way: a numerical representation of your likelihood of going 90 days late on a payment in the next two years.

Payment "under the table" suggests a lack of ethics and integrity. That's why I would hesitate. Can't speak for anyone else.
