@Quinton Bogle I think we need a little more details here. Are you asking for 2 properties on the same lot? 2 separate properties? Are you trying to BRRRR the properties? Are they move in ready? Can you qualify for a traditional Fannie/Freddie loan? Provide some more details and that will help us answer your question. Thanks!

@Andrew Postell its 2 separate properties one of them is already rented out for $700 a month the other one is empty we are trying to turn it into a Halfway House the one we did some more due diligence on bother properties one cost 28,000 with no rehab and the other cost 29,900 but it will be around 32,000 with rehab for a total of 60,000 it's me and a friend of mine we are going to do most of the Rehab ourselves
Go to your local REIA and ask investors there which banks they use. If they lent to them they are more likely to lend to you. That's the best way I've found to find lenders.

@Quinton Bogle I agree with the above post that you should absolutely lean on local investors. Maybe even post in the Bigger Pockets state forum where these are located. Usually some good locals monitor those. If you can qualify for a traditional Fannie/Freddie loan you should have a better chance of finding a lender but that small loan amount will be the hardest part. Commercial/Portfolio lending is taking a wallop right now...it might be back in a couple of weeks though. Private lending might be your only option currently. Certainly continue to ask around locally. Good luck!

@Quinton Bogle did you find someone to do a loan for these smaller amounts?
Call around to your small local banks and FCUs, they will be your best bet over the national chains.
@Michael Ohara no I haven't found anyone yet, but I'm still looking
