Cash Out Refinance in NYC

Hey BP , Looking to do a cash out refinance on my rental property. 

Currently have 30 Year Fixed @ 4.5% Conventional purchased for $500k with 20% in 2016 Monthly payment $2692.xx

I have been Offered the Following 

4.5% no Points with a 70% LTV PITI $2993.29

4.25% .50 points with a 70% LTV PITI $2926.20

4.00% 1 point with a 70% LTV PITI $2860.11

Which would you choose?

Theres about about $273k-$323 equity in the property . ($650k-$700k) very likely to appraise for . I do planning on keeping it for 7+ Years.
