SFR Split Foyer Kentucky - looking for buyers

I just acquired a SFR in downtown Richmond, KY just South of Lexington, Ky. It is a 40 year old +/- split foyer, 3 bed, 1.5 bath on city lot. Comps reflect an ARV of $70,000. This property needs some updating, clean up and a few repairs but currently being occupied. I can let it go for $35,000.
