Turnkey rental house in Raytown

My marketing lead has a seller wanting to sell 2 of his rentals. I only want to buy the one rental house because it is vacant and needs work. I need to find someone who wants to buy this 3br 1ba home that is rented at 725 per month, however ,if you look at rental comps, it can be rented at 800 to 850 per month. If you want to buy a turnkey home for 70k , send me a pm.
