Private Lender (or possible an HML) in Philadelphia for $120k acquisition + rehab loan

Hi all,

Looking for a private lender (or possible an HML) for a deal that I have currently under contract. I usually fund all my own deals but at this moment I have a few in the pipeline and ongoing project. And it makes sense to leverage OPM. The property is a duplex purchase price $80K. It is not a BRRR project, not a flip. Rehab is mostly cosmetics and estimated at about $40K to finish. ARV around $150K. Rehab should take about 6 months. However, there are violations on the property which may extend the timeframe.

I have experience and excellent credit.
