Tenant is two months behind and overstaying lease
I have a tenant in that hasn't paid rent in Feb and March. His lease ended at the end of March but is still in the house. Property management has obvious been ineffective and I am not local. Any advice in what to do? Thanks.

I would contact the PM and let them know I am holding them financially responsible for allowing the tenant to stay without paying rent. Also tell them that you will file a complaint with the California Department of Real Estate. That should light a fire.
In the meantime, you are going to have a turnover soon. You need to find a new, competent property manager that can take over as soon as possible.
