Tenant suppose to be out by end of lease but

Hi all, my tenant suppose to be out by end of lease but she still there claiming the furniture hasn’t been pick up by the provider that rented to her yet.

We already gave her two day extention by charge her extra two day rent but still not out yet. Can we just tell her if her furniture if is not out by end of today things is out to get throw out by us?

 I am with Theresa on this one.

First, every day she remains in the property beyond termination is considered a "holdover" and should be charged at a higher rate. I charge holdover tenants 4x the monthly rent, prorated daily. If prorated rent is normally $50 a day, the holdover charge is $200 a day. This motivates them to get out, even if they are throwing everything in a storage unit for a while.

Second, if they refuse to leave by the deadline and I need the unit back, I'll place their items in storage. They can only get it back after paying me any unpaid balance for the rental, as well as moving/storage costs. And if they don't pay up, then I can consider it abandoned 15 days later and auction it off or dispose of it as I see fit.
