Should I terminate the long term tenant's lease ?

Hello All!

My tenant has been renting from me for over four years now. He paid throughout COVID and is often late in paying and I have to chase him a few times but he does pay. There are no arrears, however, he told me that sometimes its a struggle paying rent because unknown to me his relative and co-tenant moved out a while back but he continued to pay $2700.

Lease is coming up for renewal and I advertised the house to gauge interest and I can collect $3200 (to my shock). I would have to paint the house 2700 sq ft house and have the carpet cleaned etc. On the face of it, the answer seem obvious but in this area a lot of tenants seem to to live beyond their means. I can't imagine why someone would pay that much as it's a mediocre area at best but the house is fairly large compared to the surrounding areas. Would you terminate the guys lease? If I renew it, I might be able to raise the rent to $2800-2850. Anything above it, I can see him fall behind. A part of me feels bad to potentially put him out as he was up front that he won't qualify elsewhere due to his credit issues. 

Any thoughts?

My opinion is that mediocre tenants only get worse; they never get better. Chasing him for late payments today may turn into him not paying anything. Why would you take on that risk for a reduced rent rate?

Get rid of him and find someone willing/able to pay market rate on time, every time. There are plenty of them out there.
