Cost Segregation Questions
1) Will you lose material participation in the cost segregation if your property is in a neighboring state?
2) If you close on a property in December this year. Can it still qualify for 100% cost segregation?

It will qualify for the cost seg as long as it was actively used in that year. The number of days probably don't matter, but it would look fishy if you moved a renter in on December 31 and then tried to cost seg it that year.
