Comps for renting property for home daycare business

Hi, I’m trying to rent my house and was approached by a prospective tenant who wants to live in the house and also want to run a in-home day care in it.

I am not sure how to price the rent for tenants who wants to run business, can someone help me how I can find Comps for such rental properties please?

The reason they want to rent your home is because it's cheaper than renting a space that's designed for their business. That's just one of the red flags.
