Does anyone have a good lease and rental application that is good for South Florida? Thanks in advance.

For single family home or duplex search for form RLHD-3.

For apartment or unit in multi-family rental housing other than a duplex including a mobile home, condominium or cooperative, search for form RLAUCC-1.

Those are standard Florida Realtors forms, you can add in your own special clauses with your attorney's help.

I made up my own pre-tenancy application form from combining a bunch of other application forms. There is one on BP under Resource FilePlace.

Good luck!

I was hoping for someone that has a good one already made specific to south Florida that they could share.

I don't know of one specific to South Florida. All the ones I have seen used by agents and landlords down here are RLHD-3 and RLAUCC-1.

I meant for an experienced investor down here that has a great lease that they use for their properties.

@Benjamin Kanevsky

Honestly I am a fan of legal zoom. I buy most of my leases from their and than alter them as needed.

You don't need a S. FL lease just because you're in S. FL. A Florida lease will do you just fine.
