Eviction process for late payment

Hi.

I have a tenant that she hasn't pay the rent for JULY yet.

I am keep adding late fees and charges.

She reached out to me and asking if I can waive the late charges because she laid off and looking for a new job and she doesn't have the rent for now and no time frame to pay the rent.

My answer was no and I offered her to pay what she owes and move out immediately before I start the eviction process.

My question is

1 should I start the eviction now or wait until 30 days?

2 should I do it by myself or hire an attorney?

Appreciate your thoughts.

It may sound mean, but the best practice is to start the eviction process immediately, every time. It usually takes several weeks or more for the court hearing, so she still has plenty of time to pay what she owes (including court fees) and get back in your good graces.

If you keep giving her additional time, you'll get behind the 8-ball.
