2 Months Behind Rent (Evict)?

Good Afternoon BP Nation!

I just closed on a #HouseHack duplex a couple months back. I inherited some bad tenants to say the least.

Month 1: Paid in cash

Month 2: Paid on the 15th

Month 3: Did not pay.

Month 4: No signs of paying for September.

They are out at the end of the month. What course of action would ya'll take here?

Prepare to file and Pray for them to be out!. if they are no sign of moving out their stuff by 9/25. File for eviction and good luck!
