95% of them will never read an information packet. Give them the lease and maybe include a cover sheet that highlights the most common issues:

1. When and where to pay rent

2. What happens if they mess up #1

3. How to report ordinary maintenance or problems

4. How to report an emergency maintenance issue and what constitutes an emergency

If you get too complicated, they will never crack the cover.
