Located in OKC, OK.

I’m looking for tips and tricks to quick leasing, preleasing, and how to market. It’s winter so it’s our slow season, and I’m aware of that however I still feel like I need to be reaching more people!

We do signs, we have a website and we post to all the mainstream rental sites (Zillow, truila, etc)

We are just still struggling to get applications and to keep our vacancies down!

Also, any input on what % vacant is “normal”?

I get a lot of action from posting my listings to various rental sites but the second-most effective method is facebook. I just did a search for "Oklahoma City Rent" on facebook and two different groups came up with a combined total of 5,000 members. 

In my area we have "Cody Area Classifieds" or "Powell Valley Exchange" and there are thousands of users on each. These are usually for buying and selling but I get a ton of traffic by advertising my rentals on there.
