Subleasing a Unit from a current tenant?

I have a tenant in Austin, Texas that wants to move out early and found someone to take over her lease. Anything I should do to ensure it goes well? I'm taking them through my normal screening process and am keeping the security deposit until the lease is over.

@Jordan Moorhead why can't you make the lease for that specific amount of time, to my knowledge there is no law that says a lease must be at least a year.
