Move out inspection on a newly acquired property
Hello everybody.
My question is how do i do the final inspection with the tenant, since I've never seen the unit before it was rented. What do i look for? Do i take pictures of the damages and have him sign the paper? Should I have some kind of move out form to fill out and have him sign?
Any advise would be appreciated!

Glad it worked out. In the future, you can do a couple things to protect yourself:
1. Best option is to conduct an inspection with the Seller and the Tenant present, prior to buying the property. Complete an inspection and document any damages the tenant is responsible for up to that point. Document it on paper but also with a lot of pictures and/or video.
2. Second best option, do a detailed inspection on your first day of ownership. Document what the condition is at that moment so you have a baseline for when they move out.
