Water Link in one of my tenants rooms do I discount rent until?

How should I treat rent payments/no occupancy problems when I have water leak in room that is being repaired? Should I put the one tenant in a hotel? Adjust rents? There are 2 tenants in this 2 bedroom apt with a living room. Please advise.

What would you do if this were your personal home and you couldn't use the bedroom for a couple weeks? Would you move the entire family and stay in a hotel? Or would you sleep on an air mattress in the living room?

It's one room. The rest of the house is functional and you're doing what you can to fix the problem. Your tenant can survive without the bedroom.

If they can't survive, I would consider reducing their rent based on the number of square feet lost. If it's 800 sq.ft. total and the bedroom is 110 sq.ft. then I would reduce their rent 20% for the duration of the inconvenience. But I can assure you, I would only do that for the best of renters.
