Tenant not paying rent, how to sell the house in Las Vegas area

I have a good friend of mine that has a home in Las Vegas area.  Tenant has not been paying rent for months now.  Saying covid affected them but they have no facts to back it up, they just stopped paying.  What can be done to evict them? He is offering cash for keys to see if that works.  Any advice appreciated.  He wants to sell the home soon as he moved out of state for work.

    Contact an attorney. The Eviction Moratorium specifically states the tenant must demonstrate the inability to pay and that they've applied for assistance. Most people don't know that or enforce it. An attorney should be able to at least help you draw up notice that ensures the Tenants are aware of the requirements. Perhaps that will spur them to start complying or paying. If not, you will be one step closer to eviction.

    You can technically still evict for other reasons, or if the tenant fails to meet the CDC requirements. However, none of the courts seem willing to test this. Just find a good eviction attorney and see what they can recommend.
