7/15 - SJREIA Free Weekly Webinar, 7pm Wednesday

The Construction Market – Supply, Demand, Labor & Material

Panel of Construction Experts
Chris Anderson, Blackberry Ridge Project Management LLC General Contractor
Justin Sullivan, General Contractor, Perfect Touch Development LLC, Sullivan Equities LLC

Hosted by Mike Bonadies, SJREIA Board member and Business Affiliate, Terra Vestra Property Management

Questions we will tackle:

What is the current state of supply and demand of construction? Who has the leverage? What can investors do?

What does the labor market look like? Is the generic labor market different than skilled labor? Will there be a labor shortage or labor surplus?

Where do we see material costs going? Is COVID having an impact? Will this affect construction prices?

The impact of insurance on construction prices (Roofing, Mold, Septic, Fire).

How can investors prep themselves to work with contractors? What are best practices?

BIO's:
Justin Sullivan started construction as early as 10 years old working on his uncles & cousins investment properties. He then continued in the industry by working in several different trades after graduating from Paulsboro high school. He’s always had an interest in construction and investing and first read Rich Dad Poor Dad at 16 years of age. He dove in head first in 2017 by purchasing his first property and quit his job to invest and run his contracting business.

Chris Anderson is a full-time real estate investor in Central New Jersey. Chris started his real estate investing career with a small single-family flip close to his home with personal cash he had saved throughout the years. Just prior to closing, his wife mentioned this could be the biggest mistake of their lives. Chris transformed the potential ‘biggest mistake of their lives' into a successful, full-time life in REI. Chris currently manages his own 52 door rental portfolio while running his own construction company, Blackberry Ridge Project Management. In between managing, renovating, flipping houses, coaching, church, and family, he also enjoys connecting with other investors and sharing his knowledge, passion, and experience. Chris is a coach with Betterflips.com and is always looking to work with those looking to create their own wealth through real estate investing.

Mike Bonadies is a landlord and property manager. He currently owns 21 rental units in Camden, Gloucester, and Cumberland counties. He also co-owns a property management company, TerraVestra Property Management, that specializes in managing rental properties specifically in the South Jersey area. Mike wants to join the board of SJREIA to bring a perspective of property management as well as young up & coming landlord. During his free time, Mike spends his time with his two dogs and kayaking across South Jersey with his fiancée.
