Whistler, BC STR/Airbnb market and ROI

Hello, we are new to BC and looking to buy a short term rental in Whistler. My prelim analysis shows good ROI condos in Blackcomb area but wondering if anyone who owns Airbnb/STR in Whistler can comment and provide some insight? Thanks!

Hey @Ash Ku, so from your previous post investing in WA or MT, you are in Canada?

I like Whistler and have been there several times. I wish I could comment more but Canadian investing isn't something I have done. The basics should be the same. Have to looked at VRBO or AirBNB to see what others are doing for nightly rate and occupancy?

A quick look at prices shows 1/1 condos going for an average of $600k and VRBO shows nightly rates from $80 to $150 a night.

Occupancy is all over the place on the smaller units. There is a studio that has about 65% booked for 2023 right now but it is $81 a night. Another 1/1 condo has less than 10% booked for 2023. So, based on the price, have you drilled down to see if you can make a profit?
