Ok @Travis Beck. So what size is the place? Most traveling professionals want a private space. So a big 4/3 home and trying to rent each room to nurses could be a bust, but a 4 plex of 1/1's could do really well.

I do have to say that anything over 30 days in CA give the guests tenants rights and CA is not owner friendly. Just make sure you are ready to evict if they overstay. It's not a given, but a risk to mitigate.
