Airbnb Advice for Single Family Home

Hello! 

My name is Ben Alesi and I recently bought a single family home in Victorian Village in Columbus, OH. I am interested in learning more about certain experiences with Airbnb and any advice regarding the initial setup, how to maintain the constant turnover, and any other learnings from "Airbnbing" your primary residence.

If this is a downtown type property or a room share then AirBNB may be perfect for you. If you have a vacation property check into VRBO.

I use both and Homeaway / VRBO does way better for me. You should probably have both and you can sync your calendars between both of them.

Get a good house cleaning person or service. Nothing will kill your reviews like a poorly cleaned house.

Think of all the things you would need if you were renting a house and try to provide all those things.

Look at other VRBO and Airbnb ads and see what they are providing, their pricing and availability to see what you need to do. Look at their amenities and see if there is something you should also offer.

I would set your pricing a little below the competition to get some reservations and some good reviews and then increase your prices later.

Make sure to adjust pricing based on demand and special events in your area.
