Should I list my 3/1 SFR on Airbnb?

Should I list my 3/1 SFR on Airbnb even though it's not a vacation destination?

Located in NW Ohio (Lima). Likely tenants would be workers on temp assignments at some of the large factories in the area.

I’m hearing from other LLs that they’re making money doing it, although I haven’t seen their books. So I’m still suspicious.

What are some adjustments I should make when running the numbers? For example, higher vacancy rate. What else should I be considering? Any books or others resources out there about this particular topic?

So if other people are doing it and making money you should be able to look up their Airbnb listing and look at their calendars and pricing and get a good idea if this is true before taking the plunge.
