Rent in Marysville by the room to Beale AFB?

Looking to see if anyone with knowledge about Marysville, CA and Beale AFB can chime in on this.  If I were to take a property located in historic downtown Marysville (on B st around 2nd, 3rd, 4th St) and rent by the room to personnel serving at Beale Air Force Base, how likely is there to be interest or demand from someone serving at Beale?  That specific part of Marysville appears to be fairly quiet with a mix of residential and commercial buildings, many historic, but it also appears to be somewhat empty and borders some sketchier areas.  

Would a setup where a historic building with 7 rooms, 2 bathrooms and a kitchen is rented out by the room exclusively to air force personnel, potentially furnished?  I'm wondering about what kind of demand is there and whether that historic downtown area of Marysville is a viable location (and whether location matters)?  What would be a reasonable rate to charge per room, furnished or unfurnished?  Any input is greatly appreciated, thank you in advance!
