This month, Steven Glaude will dive into creative commercial real estate investing strategies, with a focus on subject-to acquisitions and asset conversions — such as transforming a hotel into long-term multifamily housing. As always, there will be a Q&A session, giving you the opportunity to get your questions answered and connect with fellow investors.

Steven Glaude brings over two decades of diverse expertise spanning technology sales, real estate investment, and business development, highlighted by his exceptional leadership at AT&T where he consistently exceeded quotas and managed portfolios exceeding $50M. As owner of Instant Hotel Inc., he successfully managed $50M in assets while driving growth through strategic investments in distressed properties. A U.S. Marine Corps veteran, Steven combines his military leadership experience with a passion for mentoring teams in high-stakes environments. Currently he specializes in transforming commercial real estate through innovative adaptive reuse projects that address evolving community needs.

This month, we're joined by Ivan Katernyak, CEO of IMKAT Homes, one of Northern California's leading ADU builders. Ivan will walk us through how his team scaled in the ADU space, current regulatory and market trends, and how investors can evaluate ADU opportunities from a financial and feasibility perspective. He'll also cover key metrics, cost considerations, and property characteristics that make an ADU project viable and profitable. As always, we will have a Q&A and great networking!

Ivan Katernyak started his journey in construction in 2016, working on fire restoration, drywall, and general remodeling projects around Sacramento. What began as a way to build something tangible grew into a passion for creating meaningful housing solutions.

In 2020, Ivan made the decision to focus IMKAT Homes exclusively on ADUs (Accessory Dwelling Units), seeing both the opportunity and the need for smarter, more flexible housing across California. Since then, he's helped turn a small family-run operation into one of the most active stick-built ADU builders in Northern California.

Today, Ivan leads a growing team at IMKAT, handling everything from design and permitting to construction and client experience. His focus is on building not just units, but trust with homeowners, partners, and the communities the company serves. Ivan’s vision for IMKAT Homes goes beyond regional success; he is positioned to expand the reach of the brand across California, capitalizing on new market opportunities.

Post: Smart Passive Investing w/ Colm McEvilly - West Sac REI Meetup

Join us this month to talk about how to safeguard your investments when investing passively (also known as syndications)! Colm McEvilly will join us to talk about the passive real estate investor mindset, consistency with the decision-making process every investor must consider, and biases that can impact and blur your decision-making process. This is a talk you won't want to miss. As always, we will have a Q&A and great networking!

Big thanks to our sponsor - Innovative Capital Solutions (Art Bascug, Sarah Herrera, Monica Goodpaster)!

Colm McEvilly works with an internal team and directly with prospective and current investors to guide them to the projects that best fit their needs and their goals. Colm’s involvement in real estate development goes back to his childhood. The son of a mechanical plumbing contractor, he spent his early years sorting fittings, excavating, and learning to read blueprints. He went on to receive a bachelor’s degree in engineering from Cal Poly and then began a career in the HVAC industry. In 2013 he began investing in single-family rentals in Sacramento, California.

Then at age 30, Colm suffered a heart valve failure. After a successful TAVR procedure and recovery, his entire perspective changed and he realized he needed to spend his days doing personally fulfilling work. In 2018, he took the plunge out of the corporate world and into full-time real estate investing, where he heard he leveraged his engineering background and the data-driven investing methodology that he had learned.

Today, he works with investors directly, getting to know them and their goals personally and learning from their challenges and successes. Being part of an investor’s journey from the first intro chat to seeing their dreams come to fruition is Colm’s greatest inspiration and drives him to deliver his best every single day.

Speaker Bios:
Matt, affectionally known as “Matt The Mortgage Guy” is a local mortgage broker who’s company serves 48 states. As an active real estate investor Matt enjoys working with investors and can truly understand the various needs of investors large and small. A Sacramento native of 44 years he spends his off time with his beautiful wife of almost 17 years and his 2 boys, 15 & 11.

Mitch is owner of the Joe Homebuyer franchise for the greater Sacramento area and an expert on off-market deals, REI connections, and building a team. With hundreds of transactions under his belt, he shares wholesaling insights and success on podcasts like 'How the Deal Was Done' and 'Success Profiles,' as well been a guest on Bigger Pockets' David Greene Mastermind and leading 'REI Connect @ Roseville,' a hub for real estate networking and education.

Michael: In 2017 I got fed up with a corporate day job that sucked away all of my time and never appreciated my worth. Using the principles of real estate ownership, rental arbitrage and asset management I built a 6 figure business in just 14 months. After setting up a team to help me improve and automate systems, I was able to scale my business further and teach others how to use the short term and mid-term rental strategy to start, build and scale their own real estate businesses.
