Garrett Rease will join us to share about his journey in real estate and how he has been using creative approaches to create value in his deals such as turning a single family home into a triplex and a duplex into a fourplex.

Garrett is a local real estate agent and investor and has remodeled homes, apartment complexes, and done new construction. A few years ago he got into the multifamily space and currently has 31 doors.

Check out Garrett's company website www.GBReaseinc.com

This will be an open-format meetup focused on networking where we can talk about what's happening in the market, analyze deals, address questions and share our experiences with each other. Feel free to invite others!

I have been using Rentler and love it, payment collection is easy and quick.

The problem now is that Rentler if phasing out their payment feature after purchasing TenantCloud so if you create a new account with Rentler, you can no longer setup payments, they try to send you to TenantCloud

We are excited to have Eric and Greg Devine join us from the SF Bay area - they will share about their real estate journey, how they got started and how they got to where they are now.

Eric and Greg DeVine are Brothers and Business partners, who know what it takes to grow and continue their legacy of generational wealth. In addition to generating over $200 million in real estate transactions for their clients, they have now launched an online platform that will educate individuals about the real world of real estate wealth building strategies.

Find out more about the brothers at https://devinewaytv.com/

Theoretically it can but I don't think I've come across any, it may depend on what your main goal/game plan would be. Syndicator and sponsor is generally the same party, unless you are referring to an operator, who can be different from the sponsor.

@Dylan Faltus As others have mentioned, it will definitely be tougher to refinance without your W2 if you don't have some other form of income coming it. The ARV will also determine what your LTV will be once you refinance and if you want to base your LTV on the ARV, traditional lenders generally require that you have held the property for 6 months before they consider the new ARV. Depending on your hard money loan terms, you'd need to figure out what your holding costs will be and how it affects your overall numbers.

If you have access to private money, that would generally be a safer approach as the costs are generally lower and you can afford to hold the property longer (in case you can't BRRRR it in the timeframe you expect). There are a lot of moving parts here and more details would be needed to properly assess the deal. If you do decide to wholesale it, let me know.
