Roman is owner of Prime Time Mortgage with a production of over $70,000,000 million in funded loans annually and has over 27 years of experience in the mortgage industry. He is also a Real Estate Investor since 1993 and has a large portfolio of real estate investments. Roman invests tens of thousands of dollars annually on his education in Mortgages, Real Estate and the Economy and enjoys sharing his knowledge with others.

Join us this month to talk about Tax Liens! Kevin Gleave and Monica Goodpaster will be back to share their knowledge and experience working with tax lien and tax deed investing, how they started and opportunities that exist in today's market.

Kevin:
* Worked Summers as a kid for my brother, a general contractor
* Moved to Sac in 1987 started a roofing company, Operated for 15 years.
* Began R.E. career in Dec 2019.
* Currently work full-time in R.E. Investing. Tax Liens, Wholesaling, Disposition of Subto Wraps.

Monica:
* Born/raised in the Sacramento area; currently live in Roseville (since 1999).
*Have a F/T W-2 job and work our real estate business part time.
*First purchase was seven SFR's in Kansas City, MO (2007).
*Began working for a company who taught tax lien/deed investing (December 2019) and was able to access their training and coaching.
*Began tax lien and deed investing in 2021.

 With all due respect, you can't ignore politics in real estate when politics injects itself into real estate. We can't just put our heads in the sand and pretend like nothing is happening. What most born and raised Americans don't understand is how good we have it here and unfortunately most take it for granted. Anyone who has experienced life under totalitarian governments will tell you that politics really does matter, it's a matter of life and death, a joyful life or a miserable life. The laws that politicians put into effect directly affect people's lives and livelihoods. Since we are in the business of providing housing for people, it should be our duty to understand how policy affects our business and we should be able to have these discussions, respectfully of course. 


Sergy there is a good swath of born and raised Americans that have never been out of their state or really the city they live in.. so your right they only know what they know given their environment..

 Yes, I know that to be the case. And to some degree, I can't really blame them since they know only what they have seen and been told, not understanding that the life that they have is not typical in most of the world and there are reasons for that. Hence the need to speak about this - I know very well why my family moved to the US and have a pretty good comparison of life and opportunities in the US vs other countries and political ideology has a lot to do with what kind of life a countries citizens and their children will have.

What is CA Senate Bill 9 and how does it impact real estate? Paul Feitser will share his experience with SB9, lot splits and ADUs and how an investor should go about the decision making process when determining the best approach. Paul has vast experience in the real estate space, from fix and flips to development, parcel splits, ADUs and building custom luxury homes. He will share his story and focus on how investors can implement the new SB9 rules in our deals.

 Let's avoid personal insults, shall we - we were both "too young". You are ignoring the point - every instance that you describe of how each country became communist covers a short period of time and ignores the history that preceded the takeover. It didn't happen in a vacuum - in every instance there was "creeping" ideology in the nation that led to the take over, it didn't just happen out of nowhere. What is happening in the US right now is a social and political conditioning of the people to more and more accept socialist ideas. How slowly or quickly the fall happens is not the question - the question is what direction we are moving. The Democrat platform is moving us in a direction toward increasing dictatorial control of the government over its people. The more control they have, the easier it is for them to manufacture a dictatorial takeover. The coup that we just witnessed against Biden less than a month ago is prime evidence - the new candidate of the Democratic platform was just presented in front of the voters with no democratic process whatsoever. 

And I would strongly disagree about Russia not being a better country today because it gave up communism - that is a comment out of ignorance, tell that to the millions of people (including Ukrainians) who suffered under the USSR.

 It seems you don't have a very good idea of what a Communist is either, or at least what leads to Communism. I know it very well, my family has lived through it. 

The Democrat Party's 2024 platform is all going in the direction of socialism/Marxism/communism. Sure, you can play semantics and explain the differences between them - all that doesn't matter. What the Platform is now openly and actively advancing is step by step closer to more and more government control of our every day lives. 

Talk to any immigrant who has lived it in the USSR, Venezuela, Cuba, China and they will tell you, we can smell it from a mile way. And in each of those countries, people like you laughed at it and said "don't worry, it can't happen here".

Michael has a corporate sales and marketing background working in both the watersports and beverage industries along with some construction sprinkled in along the way. His real estate journey with his wife Patti started with their first STR in West Sacramento in 2021. While both working full time plus making their STR the top producing property in West Sacramento, they then began developing an ADU at their next home in Roseville. Michael had to step away from full time W-2 work to build their ADU, and in the middle of that Stay With The Saades (their STR Co-Hosting company) was born. Now up to 4 STRs, their average property generates 16% higher gross revenue than AirDNA's 90th percentile.
