New(ish) in Memphis

Hi all! I've done one deal so far. It was an excellent learning opportunity (read: "financial disaster") and I'm looking to do some more. I'm currently considering a duplex, living in one half, renting the other. I live in Memphis TN and hope to connect with others in the area. A individual I looked up when I first got started called losses in real estate as seminars.  He would always say the loss by actually doing it is much more valuable then paying for a seminar.
