   Hello and welcome to BP!  This is a great site to get educated and talk to people that think about the same stuff that you do.  I have heard that mistakes and fear are pretty normal.  Learn from your mistakes and, and fear you have, should be turned into something positive.  Do not freak out when you make a mistake,  Learn from your mistakes and just keep on going.  After you begin your business, Find/Get local and experienced at what you do, they can be a part of your Team.  The typical Team members are Attornies, real estate Agents, CPA's (or Accountants), Inspectors, and General Contractors.

Always do the analysis and try to look at the property before you make an offer or try to at least have a clause in the sales contract that allows you ome time (usually about 12-15 days) that to look at it and possibly back out of the deal without a penalty or at least a small one.  As soon as the property closes get an insurance policy that protects you if there is a loss to the property.  Also, as soon as you can, change the exterior door locks.  If the locks that you took off look still good and they work good, and have the keys just install them at the next address.

I am 59 years old and I do not consider any investment deal to be one I have done.  I went to college, not that it is mandatory, and I got a business degree that was emphasized in real estate.  Since I was in Texas and planned on staying there I found out if I was qualified to take a test on a broker license so I got one.  I kept that license for about 30 years and did a few deals for other people.  I did both residential and commercial.  Regardless of what I had I felt more comfortable in the construction business. I have been in the construction business since I was 17 including the school years.  My father has been in real estate sales for about 40 years and he has taught me a little bit.  If you think that I can help you please contact me through BP at any time,.  Good luck!,
