Hi,
I've been interested in real estate investing for a while but never new where to start. Last month I found Bigger Pockets and have been listening to a BP podcast almost everyday. I've taken my first steps of registering to attend a local REI meetup this Monday and figuring out where I can pull cash from. I hope to buy my first property within a few months. I'm interested in a buy and hold rental, although I've listened to a few podcasts on land and that sounds intriguing as well. Since I'm a business owner and full time employee, I will focus on passive investments. Land with a billboard rental sounds awesome but there's so much more info on rental properties.
I'm excited to get started and looking forward to meeting other investors. If there are other local meetups, please share.

Welcome to BP you have come to the right place. If you are looking for Buy and Hold check out Beginners Guide to Buy and Hold. Land is always tricky and you need to have good cash position. For example if you are simply buying land you will have to pay it in cash. "Never lever land". You would also need to have a clear exit strategy i.e. are you going to develop it, simply file permits and try to sell it. Although Land with billboard rental sounds good but there are a lot of things to consider. You will have your money tied up in dirt and unless you have a clear strategy for exit and good cash position there are just a whole lot of things to consider like any investment.
