Should I build a garage for duplex ? Columbus OH
Reinhard Ave Columbus OH 43026 between 18th and 17th street .
As is cost 79k , Estimate rehab cost 110K ( with out a garage) ARV 260K
Originally this DUPLEX was going to be a flip, but I have decided to BRRRR I need help deciding if it's worth it to build a 2 car garage with independent double doors since this property is a up and coming area, garage may be a nice if not esential feature to get quality renters. I am hopping to get $2800.00/ Month for both units. unit #A 2 bed , 2 1/2 bath Unit #B 3 bed and 2 1/2 bath . Thank you for any comments or advised.
Note: This is my first BRRRR . I have done about 5 flips but not in this area and not this big of rehab

@Rigo Monzalvo how much would you be getting per door? The $2800 seems a little low. I've seen 2 bed duplex as far south as Whittier get $1200 per side. The garage would definitely be a plus in that neighborhood only if the numbers are right. I love olde towne east and have had a lot of showing over there. I'm bird dogging some duplexes myself.
