Looking to connect with Investors and Agents in IDAHO
Aloha everyone,
I'm a small investor from Hawaii and am looking to start purchasing properties out of state. Idaho has been on my list for awhile, but I don't have many connections there so I thought I'd reach out. I'm interested mostly in multifamily, so if anyone has any recommendations for commercial realtors in the area, or know of any properties out there, let me know. I'm still trying to figure that out, to be honest. I know it's a pretty big state. I've heard pretty good things about Boise and Coeur D Alene. I'm an outdoors kinda guy, and my partners are too. While none of us are that familiar with the state, we are all attractive to the skiing, fishing, etc. that you have so much of. We'll probably want to stick within close proximity to a good size city I'm thinking. Thanks for reaching out!
@David Cook - Well, we're probably looking somewhere around 10 units or so. It is really going to depend on the actual property, price and cashflow. I'm not opposed to something smaller or larger for that matter, as long as it looks like a winner... Thanks man!

Boise is a great spot. The closer in to Boise the higher the price. (In general) The "Northend" is always in demand, but not alot of 10 unit properties. Lots of 2, 3 and four plexes.
As you go west the prices tend to drop some in West Boise and also the Boise "Bench" You are close in to town yet prices are a little less. Moving further west is Eagle. Which is is a little more exclusive. Not a lot of multifamily units in Eagle. Moving further west is Meridian. That is where you might find the best bang for your buck. Moving further west is Nampa and Caldwell. More opportunity there for bigger unit properties. But the amount of rent is less. I would really study the neighborhood you are looking at there. Because it can vary widely.

Thanks @Eddy Udry! I’m not opposed to smaller units like 4 plexes, etc to get into the market. I also do have Meridian written down as an area I’m interested in. Id love to talk with you about the area and if you see anything come up that you think is interesting, let me know! As far as price goes, we’re probably looking at sub $1m properties.
@Mike Neubauer I'll get on here to represent Eastern Idaho as well. We are close to the Teton Mountains and Yellowstone and all that outdoor stuff you like as well. Small MF have been selling pretty fast here so if you are good to go with a lender and know what returns you want, you would want to make any offers pretty quickly. There's a 7 unit in my area and even a mixed use commercial that has a business and residential, not sure if something like that interests you.
