Has anyone done a 1031 into an investment that is not a typical/standard buy and hold residential or STR investment? I want to sell a property that is a current STR and I want to roll the money using 1031, and I'm looking for ideas for unique investments that could qualify for a 1031, but may not be the typical STR, SFR or multi-unit property. I'd love to hear some ideas or some success stories.

Have you looked into self storage? No toilets, tenants, or even mobile homes that have to be moved. Much easier to manage, brings in better cashflow. Paul Moore has a book in the BiggerPockets bookstore specifically for this model and - after decades of investing - it's pretty much the only thing he's investing in.
