ADU comps in Los Angeles

Hello BP community! If you dealt with ADU's how do you find comps for the property? would have the same ARV as a duplex in the area?

I have two properties that we are building new ADU's to the SFR's so really curious about ARV.

Any advice would be great. 

we are a general contractor Company in the Los Angeles area.

@Dan H. its the nature of building in LA unfortunately. The City will abuse you to the full extent they can to get as much money as they can without doing anything to help. Such is life. We are considering taking our $$ OOS and getting a return. This is LA city actively taking a unit off the market which in turns makes the housing crisis worse. Its LA city is shooting themselves in the foot.
