How to estimate tear down and rebuild?

I can across a house which was condemned by city. I am still new in REI . I was wonder how to estimate tear down and rebuilt of house.

That way I can give my offer to seller.

Find 3 newly built houses in the area.   Ask who the builder was. Call then and ask for ball park figure per square foot for new construction 

Ask if they do demolition.   If so ask how much per square foot 

Of not call 3 demo companies and ask them
