Looking to collaborate with lenders by selling partial or all of some of my recently originated notes.  Here are the details and let me know what you all think. 

Interest 9-12 percent

Amounts: 225,000.00 to 400,000.00

Term: 36 Months

Security Position: 1st Position

Payment Type: Interest Only

Do you think note investors will be interested in these notes?

 For these short term bridge financing. Here is what we have found (as we have some in our portfolio that we look to sell):

1. What is the loan to value? If its above 75% LTV that will kick out a bunch of buyers

2. Was an appraisal ordered? If you have a legit 3rd party appraisal that will be needed.

3. What was the borrowers credit score?  Below 640 makes it that much harder to sell

4. What is the borrowers exit strategy? We see buyers wanting to know how they are getting paid

5. What were the funds used for? (cash out, purchase, fix and flip etc). See #4

6. Do you have title insurance on the assets? This is a must.

Depending on the above will determine the type of interest. One place you can sell them is on paperstac if you want to list them or list them here also on BP.
