I just picked up two more cash flow Note both on houses in Toledo Ohio. I'm excited about it . We got  good equity positions to protect our investment and strong cash flow for the next 18 years.

@Bob Malecki  well Bob that's were you and I don't agree I think its torture having to deal with folks in default  LOL... the drama the sob stories.. the promises not kept.. then you end up being the bad guy who ultimately kicks them out of their house when they default.

Other ways to make 20% plus returns and deal with professionals in the industry.. LOL....

But like I said if its your business I can see. it... I see mom's and pops getting killed trying to do this.. its far more complicated with the new rules ect. . they would be much smarter to just invest with you and let you do the heavy lifting and be the big bad bully that kicks the homeowner out when they default...  

In other words I see this as an advanced RE investing model.. not something a person with very limited RE knowledge is going to be very good at or will have a hard time at.

I see RE brokers being a good fit.. Mortgage brokers who understand.. very experienced investors. but brand new to real estate I see this as a high probability of those being relieved of their money.

I look at FCI exchange.. I just shudder to see novices buying some of that stuff.. they just don't know what they don't know..   where as you know and have experience.. that is something folks should get beind and allow you to make money as your protecting them.
