Haltom City Rentals
How are people doing with Haltom city rentals? More specifically the type of renters in that city? I'm looking at an investment property and the expected rents looks good for the price of the house but are the type of tenants that Haltom City attracts good tenants? To be more specific again, do they stay more than just a year at a time, destroy the house, pay on time?
Before I get a replies about tenant screening and selecting the right tenants, I am well aware of setting requirements and screening out potentially bad tenants, just curious if anyone has experience in renting in Haltom City and whether or not you consider it a good city to invest in or if you would rather sell and move to a nicer area of Fort Worth. Any help would be beneficial, and I thank you in advance.

HC is a solid, working class area. Any responses you get will be anecdotal based on personal experience - you need a significant sample size for any conclusions to be statistically valid. FWIW, I'd be comfortable renting there if SFR rentals were part of my investment strategy. If you need any help locating rent houses in the area, I'd be happy to help.
We are currently shopping the area. There are rougher areas and cleaner areas, but like Chris said, it is a solid, working class area. A friend has done great with her rental there, got top dollar and the tenant has been in place for a while - but she is on the East side of 377 near the golf course; I think that is a nicer area.

Thanks Chris, I'm getting mostly positive results in my research but I live up in Haslet and I"m not super familiar with the area.
Great feedback Andy, the house I'm looking at is just on the west side of 377, but the neighborhood seems pretty good and the seller is already getting calls from renters.
I recommend adding $50 to your annual rent rate and offering a discounted ($50) rate for a 2 year contract. Also, try and have your contracts expire in late may through June. That's the peak of rental season.

I'm selling 3 tenant occupied properties for a client. They are located in Haltom City, NRH, and Fort Worth. All have great tenants. Let me know if y'all are interested.
I love Haltom City! I just did a fix and flip down there. I know it doesn't answer your question about the renters though. But in general I like Haltom City, the area I flipped my house in was a first time home buyer area. Not to nice, but not to dingy at all. We got it sold the first 3 days it was on the market.
All in all I think Haltom City for you would make a great place to build your rental portfolio.
