Cincinnati Native and ready to invest here

Hi BP, I've a current project in Jaxville as well as a few rentals in Northern KY, but I am now looking to invest in my home town of Cincinnati. Preferably off market, but on the market as well would be considered. I think we're looking into an area that we could force appreciation and refinance (we were thinking BRRR, but I have not done that method yet, myself). Does anyone have any suggestions/leads or places to look? Cincinnati appears to be booming at the moment!

@Doug Phillips you may need to go off-market to find a good BRRR deal, but there were a couple decent options on-market the last time I checked. If you PM me I'd be happy to discuss!
