Any experienced large multi family investors out there in BP land

Hi everybody. I have an opportunity to JV a large multi family deal in Memphis. 342 doors in area currently rough but potential gentrification. I know SFR's inside out but multi family I am greener than grass. Just looking to pick somebodys brains before we do the deal. Happy to pay for advice, its 5 mil deal so can't afford to get it wrong :-)
