What are the pros and cons of having a property manager? Is it really worth it?

Pros- someone to handle vacancy, tenant calls, evictions, marketing, and so much more.  Less headache for you.  

Cons- 8%-10% of your rents plus leasing fees.  No one looks out for your properties like you would.
