@Mitesh Baria  Well, from the numbers it looks like a very good deal. Nice high cap rate and high rent to price. Are you confident on the cost or repairs? You only have $2000 there and that doesn't go very far these days.

Hi Rhonda, Thank you for your reply.  Based on the pictures, the property is in very good Condition.  Good for rental.  I'll verify the condition when I visit it tomorrow, and adjust my rehab numbers accordingly

Good deal, if those numbers are realistic and it's in a decent area (based on the numbers I assume it is).

Don't forget leasing fees though. They never seem to be included in these.

You probably want to bump up your interest rate at least half a point. Conventional non owner occ loans usually run at least half a point higher than owner occ.
