2 Rentals w/ Tenants - REA is Listing

The houses are side by side.

One has had a tenant of 5 years in it.

HOUSE 1:
3 Bedrooms
1 Bathrooms
806 Sq. Feet
Location:
315 W. Forsythe St.
Greensburg, IN
Style: Bungalow
Rents For: $550/mo Tenant pays utilities
Occupied: Yes
Price: $30k

HOUSE 2:
2 Bedrooms
1 Bathrooms
840 Sq. Feet
Location:
317 W. Forsythe
Greensburg, IN
Style: Bungalow
Rents For: $480/mo
Occupied: No
Price: $30k

The guy inherited the properties and just wants to get rid of them.

He had mentioned he owes maybe $20k a piece on them (I think by accident).

It's an hour away from where I live.

Does it matter whether there is a REA listing the properties?

Can I wholesale these through an assignment of contract?

Suggestions are welcome for how I should proceed!
