I got quoted a 4.12 the other day... is this a tad high or?

That is a great price and below where the market is which is 4.5-5.5%

Always take into consideration the Fixed ARM products 3/1 - 5/1 or 7/1 Fixed ARM for investment properties. With rates still hovering around 2.75% it's not a bad idea considering most investors refinance within 36 month period in most cases.
