Non lease renewal notice (90 days notice need) what to do now

Hello everyone,

I am currently facing a situation where one of my tenants will have their lease expire on August 31st, 2023. However, I have made the decision not to extend the lease renewal to this particular tenant. Unfortunately, the local law in the city where her apartment is located states that if a tenant has resided in the property for more than three years, a non-renewal notice must be sent out at least 90 days in advance.

Considering today's date is June 6th, 2023, I find myself with only 83 days left until the lease expiration. In light of this, I would appreciate any advice or insights on the options available to me in this situation. Can I simply inform the tenant that she must vacate the premises by September 30th, 2023?

Extend your notice to the full 90 days. If you give notice on June 15th, tell them they have to be out by the end of September 15th.
