Although I am new to Columbus, it seems like mostof the rental market is compromised of apartment buildings...is this the case?? If so, does that mean there are less motivated residential sellers?? Other investors, how are you locating sellers??

No this is not the case.

Depends on what area you want to buy in, but there are always motivated sellers. 

Depends on the ROI you require. You could just buy off the MLS. To get great deals you will have to market like a wholesaler, but that is a significant investment in itself.

@John Horner is right, there are always motivated sellers.

As long as people have chaos in their lives, as long as tenants suck, as long as people fail to understand the math of their purchase there will always be motivated sellers.

You task is to find them.  I personally like to target expired listings (people who couldnt sell a house) and burned out landlords ( people who dont wnat to own cash flow property anymore) 

You can get the first list from any agent in your area, you can get the second one by tracking the for rent ads or the eviction notices.

There's lots of deals in Columbus, it just depends on your risk profile. Linden & southgate have plenty of SFD rental deals, but the occupancy can be difficult at some times to deal with.
