Using billboards to advertise for motivated sellers

I am stepping up marketing for my wholesaling business and I am considering investing in some billboard advertising.  I would appreciate feedback from investors who has used this medium and the effectiveness of this marketing technique.

I see them every where. Even on bus stops. They're pretty consistent so I assume they work.
