How do I compile my direct mail list?? Help

Hello guys I am looking to get some help making a list of potential properties to mail out to start my wholesaling.

How do I look up or research properties in my area that are probate, absentee owned, pre-foreclosure?

To create my own list. Thanks.

Hi Leland good question.

Absentee most will buy a listsource list either directly or from a reseller. Resellers tend to be less expensive sence we buy so many we can pass on a lower price.  here is the criteria I like for that list.

As an investor who buys at 65-70% of “As Is” value it is important that I only market to properties which will produce that ability.

  • 30 Plus % of equity
  • 5 plus years of home ownership
  • No corporations
  • No trusts unless in a high trust state
  • Single Family Residences
  • Assessed value not to exceed the area’s median home value.
  • Absentee out of state owners

Because this list is typically small, mainly due to the filter of out of state absentee owners, I will add this list as well.

  • 30 Plus % of equity
  • 5 plus years of home ownership
  • No corporations
  • No trusts unless in a high trust state
  • Single Family Residences
  • Assessed value not to exceed the area’s median home value.
  • 50% Absentee
  • 50% Owner Occupied 

Probate is a harder list to obtain and honestly not large enough in most areas.

Pre-foreclosures services like realtytrac.com or foreclosure.com will solve your need.
